I'd buy it for the small stream and bridge outside... Live there for a few summers and write books.

That's actually an old canal, not a stream. At some point there was talk of reopening it to pleasure craft.
In that part of the world if it is that cheap you can bet your bottom dollar it was recently flooded. The word "mill" being the big hint. Lots of old mills made into big designer homes were a bit buggered.
